Pacific Crest performs Phase I Environmental Site Assessments (Phase I ESAs) to identify recognized environmental conditions for protection under the Comprehensive Environmental Response Compensation and Liability Act (CERCLA) in accordance with ASTM E 1527-05 standard. Each Phase I ESA is prepared on the basis of thorough historical research, systematic database review and methodical site reconnaissance to provide a relevant and meaningful interpretation of the environmental condition and risks associated with each site.
In addition to the identification of recognized environmental conditions, Pacific Crest Phase I ESA's go further to distinguish outlying environmental issues which may effect site redevelopment, permitting or land use, such as the presence of hazardous building material; proximity to wetlands; threatened or endangered species habitat; and other critical areas or conditions. Assisting a client with understanding environmental and land-use issues early in the due dilligence process can provide a potential purchaser with valuable insight regarding development limitations and opportunities unique to the property.
